Located on a high floor with expansive wraparound windows along two sides, this beautifully built, fully furnished office suite delivers a sunlit, open-concept workplace in one of Manhattan’s most desirable commercial corridors. The design blends modern materials with industrial accents, featuring exposed ceilings, contemporary ductwork, and clean-lined fixtures throughout. The office is currently configured to accommodate up to 43 employees, including 21 manager stations, with a fully integrated buildout that emphasizes both collaboration and privacy.

Upon entry from the elevators, guests arrive at a central corridor leading into the open area, where multiple benching-style workstation pods create an efficient and spacious layout for teams. Along the outer edge of the space, floor-to-ceiling windows flood the work areas with natural light and offer impressive urban views across Broadway. Each zone within the open plan has been thoughtfully sectioned with low-profile dividers and desk clusters, maintaining visual continuity while creating subtle boundaries between departments. Three of the five perimeter rooms line the Broadway side of the office and feature glass partitions, making them ideal as private executive offices, team huddle rooms, or smaller meeting suites. The two remaining perimeter rooms are positioned near the rear of the floorplate and may serve well as conference breakout areas, individual offices, or secure storage and administrative rooms.

At the heart of the floorplan sits a spacious staff kitchen and lounge area, outfitted with modern cabinetry, a dining counter, and soft-seating for informal meetings or lunch breaks. Adjacent to the kitchen are two large, fully built restrooms, with a third located nearby, ensuring ample facilities for a team of this size. The suite also includes a designated server or utility closet and generous built-in storage options, streamlining operations without cluttering the workspace. High-end lighting, carpeting, and technology infrastructure are in place throughout, supporting a seamless move-in experience. Ideal for creative agencies, growing startups, or established firms seeking a Midtown South address with architectural appeal, this turnkey office is a rare opportunity to lease a sun-drenched, team-ready space in a prime NoMad/Flatiron location.

920 Broadway, New York, NY 10010
Building at 920 Broadway

About the Building

A 17-story boutique office and retail building prominently positioned at the southeast corner of Broadway and East 21st Street in Manhattan’s Flatiron District. Constructed in 1916 and designed by architects Schwartz & Gross, the property is part of the Ladies’ Mile Historic District and combines distinctive prewar architecture with extensively modernized office interiors and building systems. The building contains approximately 100,000 to 115,000 square feet, depending on the measurement source, with efficient office floor plates of approximately 6,400 to 6,500 square feet.

The property retains many of the characteristics that make Flatiron loft buildings attractive to creative and professional office users. Typical floors feature approximately 13-foot slab-to-slab ceiling heights, oversized windows and excellent natural light, with upper floors providing broad views across Midtown South. Modern office installations within the building frequently incorporate exposed ceilings, polished concrete floors, glass-fronted offices and meeting rooms, open workstation areas, conference rooms, pantries and private restrooms.

920 Broadway underwent a major capital improvement program following its acquisition by Carlyle Group and ClearRock Properties in 2013. More than $10 million was planned for improvements including a redesigned lobby, upgraded elevators, HVAC improvements, new restrooms and windows, enhanced security and energy-conservation technology. The renovation program also included restoration and cleaning of the historic façade, new exterior lighting and improvements to the East 21st Street entrance.

A notable tenant amenity is the building’s rooftop terrace, providing outdoor space and views over the surrounding Flatiron neighborhood. Recent leasing materials also identify a renovated modern lobby designed by Moed de Armas & Shannon, upgraded elevator service and enhanced building security.

The location places tenants between Madison Square Park and Union Square, within one of Midtown South’s most established office, technology and creative-business corridors. Restaurants, cafés, hotels and retail are concentrated throughout the surrounding Flatiron neighborhood, while the building’s Broadway corner provides a highly recognizable address and convenient access from both the east and west sides of Manhattan.

Transportation is excellent, with the R and W trains at 23rd Street and Broadway only a few blocks north and the 6 train at 23rd Street and Park Avenue South also nearby. Additional subway and PATH connections are available around Sixth Avenue, 14th Street and Union Square.

With its approximately 6,500-square-foot floor plates, oversized windows, high ceilings, rooftop amenity and restored prewar architecture, 920 Broadway offers the character of a traditional Flatiron loft building combined with the infrastructure and finishes expected of a modern boutique office property.
