  • Term: August 2028
Occupying a high floor within a Downtown office tower, this fully furnished corner office suite is configured to support a professional, client-facing operation with a clear separation between reception, meeting space, and private offices. Entry into the suite brings visitors directly into a dedicated reception and waiting area that establishes a formal arrival experience and creates immediate visual organization. Adjacent to reception is a glass-fronted conference room sized to comfortably seat a full meeting group, positioned for easy access without requiring guests to pass through private work areas. This conference room benefits from perimeter windows, allowing natural light to reach deep into the front portion of the suite while maintaining acoustic separation from the rest of the office.

Beyond the reception and conference area, the layout transitions into a private office corridor running along the window line. Five private offices are distributed along the perimeter, each sized for executive or senior staff use and designed to accommodate full desks, seating, and storage. Two of these offices are true corner offices, taking advantage of dual exposures that deliver enhanced daylight and open views, making them well suited for principals or leadership roles. The remaining perimeter offices maintain consistent window access and privacy, allowing the space to function efficiently for teams that prioritize individual offices over open seating.

A full wet pantry is centrally located and finished with stainless steel appliances and a white subway tile backsplash, providing a polished break area for staff without encroaching on client-facing zones. Nearby, a dedicated storage room offers practical space for files, supplies, or equipment, keeping work areas uncluttered and professional. Circulation throughout the suite is logical and efficient, with clear sightlines and minimal wasted space, allowing the office to operate smoothly for both daily staff use and client meetings.

Fully furnished and wired, the space allows for immediate occupancy with minimal setup, making it ideal for financial services, legal, consulting, or advisory firms seeking a turnkey Downtown presence. The corner layout, private office count, and defined reception create a balanced environment that supports confidentiality, productivity, and a polished business image.

Notes: Sublease through August 2028. Newly built corner unit with great light & views. Fully furnished & wired with the following layout. One (1) Conference room, glass-fronted. Five (5) private windowed offices, 2 of which are corner offices. Reception and waiting area. Full wet pantry with stainless steel appliances & white subway tile backsplash. Storage area.

80 Broad St., New York, NY 10004
Building at 80 Broad St

About the Building

The Maritime Exchange Building is located on 80 Broad Street, New York, NY 10004 is located on the corner of Broad Street and Stone Street. Completed in 1931, the building stands at 36 floors tall and features over 361,000 square feet in office space for rent, make it quite a sizable structure. Although an older building, 80 Broad Street has undergone a $12 million capital improvement plan over the last five years. The building benefits from some of New York’s best amenities as it sits in the heart of the Financial District. 85 Broad Street stands in close proximity to the red and yellow MTA subway lines as well as the Staten Island ferry. Hundreds of different restaurants also pepper the surrounding neighborhood. The edifice’s proximity to the other office buildings that pepper the neighborhood make this space ideal for an organization needing closeness to partner firms or clients. As a result, such excellent placement adds a significant amount of value for the building’s tenants. The building’s facade is limestone, concrete, and masonry with a black granite base. The structure is built in an art-deco style which complement a lot of the Financial District’s old and distinctive landmarks. Since being acquired by Swig Equities in 2004, the building has undergone a huge capital improvement program and has been repositioned as a luxury boutique office, making it an ideal space for boutique firms looking for prime downtown office space for rent.

Broad Street Development purchased 80 Broad Street, a 423,403 square foot Class B+ art deco building, in 2014. Broad Street Development saw 80 Broad Street as a unique renovation and repositioning opportunity that would satisfy increased demand for well located class “B” office product from the Technology, Advertising, Media and Information (“TAMI”) sectors. The purchase of 80 Broad Street returned BSD to its root principles of actively managing a downtown class B office property with four sides of windows, immense presence, and a high number of small sized tenants.
