Access is provided through a dedicated entry sequence that leads into expansive, loft-style floorplates defined by wide column spacing and long sightlines across the entire workspace. The layouts immediately open into large open areas perfect for office seating designed to support a dense workstation configuration, with multiple benching rows arranged in parallel to maximize efficiency while maintaining comfortable circulation between teams. Structural columns are evenly distributed, creating natural divisions within the open area that allow departments to organize themselves without the need for heavy partitioning.

Perimeter exposure wraps along multiple sides of the floors, with continuous window lines bringing in consistent daylight across the workspace and reinforcing a strong connection to Union Square and the surrounding streetscape. The scale of theses floors allows for the introduction of several perimeter rooms if desired, and the existing layout suggests the ability to carve out approximately eight to twelve enclosed rooms along the window line without compromising the openness of the central work area. These rooms can function as private offices, conference rooms, or breakout spaces depending on tenant requirements, offering flexibility for both executive use and collaborative functions.

The central portion of these floors are ideally suited for a high-density workstation layout capable of supporting a large team environment, with clear pathways connecting all areas of the space. The depth of the floorplates allows for multiple team zones to operate simultaneously, making it well suited for headquarters-style occupancy where departments need to remain interconnected while still having defined areas of focus. High ceilings and the building’s architectural character enhance the overall sense of volume, giving the space a refined yet creative atmosphere.

Additional support areas can be positioned toward the core, including pantry installations, lounge seating, and informal meeting zones, all of which can be integrated without interrupting the primary workflow. The building-within-a-building configuration creates here a multi-floor opportunity, allowing a tenant to create vertical connectivity across floors for a unified presence. The combination of scale, light, and flexibility makes this a highly adaptable environment capable of supporting a wide range of office, creative, or hybrid use cases.

Situated at the corner of East 17th Street and Union Square East – the center of New York City’s most vibrant neighborhood. Soaring views beneath a three-story glass and steel dome with ceiling heights up to 19 feet. New lobby with high ceilings, and private entrance from 17th Street. Two flag signs for branding. About the Building

44 Union Square, formerly known as Tammany Hall, is a landmarked 6-story building in Manhattan renowned for its 2020 redevelopment, which added a striking glass-domed roof to the original 1929 neo-Georgian brick structure. Located on the northeast corner of Union Square Park, this 70,000-square-foot building offers modern office and retail space, designed to resemble a turtle shell in honor of Chief Tamanend.

Key Details of 44 Union Square:

Location: 44 Union Square East (corner of E 17th St).

History: Built in 1929 as the headquarters for the Tammany Society, it later served as the International Ladies’ Garment Workers’ Union and the Union Square Theatre.

Design/Architecture: Designed by Thompson, Holmes & Converse and Charles B. Meyers. The renovation was handled by BKSK Architects.

The Dome: The unique, award-winning, self-supporting grid shell glass dome was inspired by the Lenape creation story (a turtle).

Modern Features: The building offers roughly 43,000+ sq ft of office space, with high ceilings (12’-21’) on the top floors and views overlooking Union Square Park.
