The eastern perimeter is devoted primarily to enclosed rooms. A large conference room anchors the northeast corner and is drawn with seating for fourteen around a long boardroom table. Directly south is a separate meeting room arranged for six, followed by three private offices along the West Thirty-First Street window line. Two additional private offices sit immediately west of this perimeter run, bringing the plan to five private offices in total. Their placement keeps enclosed workspaces concentrated together rather than interrupting the principal bullpen.
Moving toward the Broadway frontage opens into the main work area, where thirty-two workstations are organized as four benching groups of eight seats. This arrangement creates clear circulation around the desks and leaves the exterior window wall unobstructed, helping daylight penetrate through the open office. The central pantry and break room sits directly beside the workstation area and provides approximately sixteen café-style seats distributed among four tables, making it useful for lunches, informal conversations, or overflow collaboration.
Support functions are deliberately grouped between the pantry and building core. A dedicated wellness room provides privacy away from reception and the bullpen, while separate storage and information technology rooms keep equipment and supplies enclosed. A huddle room near reception adds another informal collaboration setting without requiring the larger conference facilities.
The proposed prebuilt therefore combines thirty-two workstations, five private offices, one fourteen-seat conference room, one six-seat meeting room, one huddle room, one phone room, one wellness room, reception and waiting areas, a pantry and break room, two storage rooms, and a dedicated information technology room. With exterior frontage along both Broadway and West Thirty-First Street, the layout gives the principal work areas and perimeter rooms strong access to daylight while maintaining an orderly progression from reception to meetings, private offices, collaboration space, and the open workplace.
