Moving south from reception opens into the primary collaborative work area facing Park Avenue. Four bench-style workstation groups are arranged across this central section, with informal lounge seating between the desks and the windows. Rather than filling the perimeter with open seating, the plan reserves much of the East 50th Street and East 51st Street window lines for enclosed offices. Ten of the 18 offices are directly windowed, including several larger executive offices at the southern corners, while eight additional interior offices provide private rooms for associates, management, focused work or one-on-one meetings. This office-heavy configuration is particularly practical for legal, financial, investment, consulting and other professional users that require considerably more privacy than a conventional open-plan workplace.
The three conference rooms are distributed according to function rather than grouped together. Two medium conference rooms sit immediately above the open work area near the center of the premises and are each arranged for approximately six people. The largest meeting space is a substantial boardroom along the East 50th Street perimeter, furnished with a long table for approximately 18 people and positioned directly beside a dedicated butler’s pantry and coffee bar. That adjacency creates an effective client-entertaining suite without sending catered service through the employee work area.
Continuing north reveals additional support functions that make the installation unusually self-contained. An exercise room occupies the northwest corner, while private men’s and women’s restrooms are incorporated around the core. The northeast section contains a second, larger pantry with counter seating, an information technology room, dedicated file and storage space, and additional informal seating.
Windows extend along Park Avenue, East 50th Street and East 51st Street, creating three exposures and bringing daylight into the open workplace as well as the majority of the perimeter rooms. The combination of 18 offices, three differently scaled conference rooms, four workstation groups, dual pantry facilities, private restrooms, storage, technology infrastructure and an in-suite exercise room makes this a notably complete high-floor corporate installation rather than a generic open office.
