A newly built pre-built office delivers a compact, highly organized workplace with a seventeen-person planned capacity and a strong separation between collaborative, private, and support functions. The layout provides two private offices, 15 benching workstations, one eight-person conference room, one phone room, a reception area, pantry, copy area, coat closet, and dedicated storage and information technology room. Clean contemporary construction combines glass-fronted rooms, warm wood detailing, carpeting, linear lighting, and sections of exposed ceiling infrastructure.

From the suite entrance, a reception and informal seating area creates a defined front-of-house zone without consuming excessive floor area. Immediately beyond, the plan opens into the principal workspace, where three benching groups provide 15 workstations. Rather than breaking the office into numerous small rooms, most of the floor is preserved for an efficient open work environment, allowing circulation to move naturally between the desks and enclosed spaces. A copy station is positioned along the upper edge of this work area for convenient shared access.

The two private offices occupy separate windowed corners along the left perimeter. One sits near the front portion of the workspace, while the second is located beside the pantry toward the opposite end of the suite. Both can function as executive or managerial offices, and their perimeter placement reserves exterior windows for enclosed users without isolating them from the central team area.

Moving toward the rear of the plan, the eight-person conference room occupies a large perimeter room with a full conference table and eight chairs. Its placement away from the entrance provides greater privacy for meetings, presentations, and client discussions. Nearby, a dedicated storage and information technology room consolidates equipment and files outside the working areas, while the enclosed phone room provides a separate setting for private calls or video meetings.

The pantry is built into the opposite end of the suite with wood cabinetry, countertop workspace, sink, and appliance provisions. A coat closet and additional storage further reduce clutter within the occupied areas. Contemporary glass partitions and vertical wood slat detailing visually connect the enclosed rooms with the broader workplace, while the combination of exposed ceilings over the open area and finished ceilings within select rooms creates a polished architectural contrast.

This is a partial-floor office rather than a full-floor installation, giving a smaller team the benefit of a professionally planned workplace without excessive unused space. The seventeen-seat design, two enclosed offices, dedicated conference room, private phone room, and substantial support functions make the layout particularly efficient for professional, consulting, financial, technology, or other office users seeking a modern Grand Central-area workplace.
