Freshly built for a company seeking a clean, contemporary workplace, this twenty-third-floor office combines a broad open work area with multiple glass-fronted enclosed rooms and a finished pantry. The installation uses a restrained material palette of pale wood flooring, white walls, black-framed glass, and exposed architectural ceiling elements, giving the space a modern character without sacrificing practical separation between collaborative and private functions. As a pre-built direct lease, the office is ready for a tenant to furnish according to its own staffing requirements and working style.

Entry leads directly into the principal open work area, which occupies the center of the suite and provides an uninterrupted rectangular footprint suitable for multiple rows of workstations. The wood flooring continues through this central section, allowing desks, collaborative tables, reception furniture, or informal seating to be arranged without being constrained by existing furniture. Long suspended linear fixtures provide overhead illumination, while exposed beams, ductwork, and building systems give the ceiling additional height and visual openness.

A series of enclosed rooms runs along the left side of the workplace. These rooms are separated from the open area by full-height black-framed glass fronts with privacy banding and carpeted interiors, creating acoustically separated spaces while preserving visual continuity across the office. Based on the visible installation, these rooms can function as private offices, meeting rooms, or conference rooms depending on tenant requirements. An additional glass-fronted room is positioned along the opposite side of the open area, providing another enclosed setting for an executive office, team room, or meeting use. Exact room counts beyond those visibly shown cannot be confirmed from the supplied material.

At the rear of the open workspace is a finished pantry built directly into the wall. Warm wood upper and lower cabinetry is paired with open illuminated shelving, a white countertop and backsplash, sink, under-counter microwave, and full-height stainless-steel refrigerator. The pantry’s open relationship to the workplace makes it convenient for everyday staff use while keeping food preparation consolidated away from the enclosed rooms.

Overall, the suite offers a straightforward combination of open-plan capacity, private glass-fronted rooms, and built-in employee amenities. The twenty-third-floor setting, contemporary finishes, flexible unfurnished work area, and move-in-ready infrastructure make it particularly adaptable for professional, financial, technology, consulting, or creative office users seeking a polished Financial District installation.

39 Broadway, New York, NY 10006
Building at 39 Broadway

About the Building

Historically known as the Harriman Building, is a 37-story Class B office tower located on the west side of Broadway between Morris Street and Exchange Alley in Manhattan’s Financial District. Completed in 1928, the approximately 447,400-square-foot building was designed by noted architectural firm Cross & Cross and constructed by the George A. Fuller Company. The tower extends through the block from Broadway to Trinity Place and is distinguished by its classic late-1920s architecture, masonry façade and setbacks rising above Lower Broadway.

Originally developed for the W.A. Harriman banking firm, the building opened in May 1928 and Harriman initially occupied seven floors. The property occupies a site with unusual historical significance: the former Alexander Macomb Mansion stood here and served as George Washington’s presidential residence in 1790, when New York City was the nation’s capital.

Office floors are considerably smaller than those found in many of Lower Manhattan’s larger towers, with typical floor plates of approximately 8,700 square feet. This configuration accommodates small and midsize companies as well as tenants seeking full-floor identity. The building offers approximately 11-foot unfinished ceiling heights, abundant natural light and, from the upper floors, expansive views encompassing Broadway, Bowling Green, Battery Park, New York Harbor, the Hudson River and the Lower Manhattan skyline.

39 Broadway has undergone substantial modernization while retaining its prewar character. A major renovation was completed in 2005, with subsequent capital improvements addressing the HVAC systems, elevators, corridors, restrooms, lobby and sprinkler system. Tenant amenities and services include 24-hour building access, on-site property management, modern telecommunications and internet infrastructure, and ground-floor retail.

The building’s location places tenants immediately south of Wall Street and within walking distance of Bowling Green, Battery Park, the New York Stock Exchange and the World Trade Center complex. Restaurants, hotels, retail and other services are concentrated throughout the surrounding Financial District, while the property’s Broadway frontage provides a recognizable Downtown Manhattan business address.

Transportation is particularly convenient, with nearby access to the 1, 2, 3, 4, 5, R, J and Z subway lines, along with connections to the World Trade Center Transportation Hub, Fulton Center, PATH trains and the Staten Island Ferry.

With its smaller floor plates, historic architecture, modernized infrastructure and prominent Lower Broadway location, 39 Broadway combines the character of a 1920s Financial District skyscraper with practical office space for contemporary businesses seeking a Downtown Manhattan address.
