Entering from the private stair, the reception area occupies one side of the floor and opens directly into a secondary work zone that can accommodate several desks or serve as an informal client-facing area. Two enclosed private offices sit along the windowed perimeter immediately beyond this section, allowing both rooms to function as executive offices, small meeting rooms, or focused workspaces. The circulation then opens into the principal workspace, where the test fit provides seventeen desks across the overall suite, including a large central benching area designed to keep most employees together rather than divided among small rooms.
A dedicated conference room is positioned near the center of the plan and is arranged for approximately eight people around a substantial conference table. Immediately beside it, four individual phone booths create private places for calls and video meetings without consuming the larger conference room. This grouping establishes a useful acoustic buffer between collaborative and quieter work functions.
The opposite side of the floor broadens into a substantial pantry and breakout area with multiple café-style tables, giving employees a separate setting for meals, informal meetings, or project work. Existing interiors demonstrate the floor’s unusual architectural character through exposed brick walls, open black-painted ceilings, exposed ductwork, track lighting, hardwood flooring, and tall windows. The loft proportions also lend themselves naturally to product display and showroom functions, with broad uninterrupted wall surfaces and generous open areas capable of accommodating racks, display tables, samples, or lounge furniture. A private staircase, unusually high ceilings, multiple window lines, and a flexible mix of enclosed and open spaces distinguish this from a conventional third-floor office installation.
Notes: Top floor, 15ft ceilings, exposed red brick. Walk-up building. 3rd floor has a private entrance and private staircase.
